Things to know about booking a vacation home

Experience has shown us that it happens again and again that booking calendars are not maintained, or are maintained incorrectly or incompletely.
This leads to disappointment on the part of the tenant if, after a reservation has been made, you subsequently receive information that the vacation home you have reserved cannot be booked.

We err on the side of caution here and check daily availability before making a reservation.
This gives you and us the certainty that you can actually make a binding booking for your dream home and look forward to your upcoming vacation.

  1. Choose your vacation home. Ask us with the respective reservation request for the selected property.
    If none were available, we can submit another vacation home via our portfolio.
  2. Booking request. Please use our inquiry form and be sure to state your preferred - and ideally an alternative - travel period.
    We will check the actual availability and only then will we confirm the vacation home on the current terms and conditions and cancellation conditions.
  3. Booking confirmation and payment. For the binding booking you will receive the rental contract with the payment options.
  4. Enjoy your vacation with a personal check-in and, on request, a full-fridge service (extra charge) for the day of arrival.

But our job doesn't end after the booking, because we are available for you 24/7 during your vacation.

We are a German corporation with the trade name NatureMeetsLuxury GmbH, Aegidiendamm 7 in 30169 Hanover, Germany, registered at Hanover Local Court, HRB 225405. The website HOLIDAY-EXCLUSIVE.DE or HOLIDAY-EXCLUSIVE.COM is the property of our company.
It is used to present the portfolio of vacation home offers that we are allowed to broker as an agency with the consent of the owners.

It is our personal conviction that we do not publish or market vacation homes on the major vacation home portals. This contradicts our corporate philosophy.

We advise and support our customers exactly as you would expect from a travel agency.
The only difference, however, is that we do not have a physical travel agency, but work exclusively online.
But we are available to you for longer than many retail outlets.
And at somewhat unusual times, if the customer so wishes ... sometimes even on Christmas Day.

Of course you will receive a rental contract in German with your reservation.

English-speaking customers will of course receive this in English.

In deviation from the provisions in the General Terms and Conditions of Business, the cancellation conditions may also vary individually depending on the vacation home or be agreed on a case-by-case basis (e.g. during the COVID-19 pandemic).

On 01.07.2016, the law Ley 2/2016 of 30.03.2016 on the ECOTASA (so-called tourist eco-tax) for environmentally friendly, sustainable tourism on the Balearic Islands came into force, primarily to finance environmental projects.

What does this mean for me as a tenant of a vacation home?

During the classic ECOTASA vacation season - i.e. from May to October - a higher rate applies, while a reduced rate applies for the winter months - November to April.

In addition to tourist accommodation in hotels or hostals, ECOTASA is also levied on vacation properties, even if they do not have a tourism license in accordance with the Tourism Act.
In summary, this means the following for your next vacation in a finca or villa, in a finca hotel or in a vacation apartment:

Important note: Children < 16 years old are currently exempt from ECOTASA.

On the Balearic Islands, there is a law regarding the volume after midnight and therefore noise pollution.
After Covid-19, this law was scrutinized even more closely in Ibiza.

In this respect, from 11:30 p.m. the volume outdoors must be reduced to a room volume of max.
35 dB(A).
Or, ideally, you should move your music indoors in the vacation home to avoid annoyance or even a complaint from a neighbor.

Because you need to know one thing:

As soon as there is a complaint about disturbing the peace at night, the Policia Local is obliged to investigate and visit the vacation home to issue a warning.
If you are of the opinion that this should not deter you, then at the latest when the Policia Local appears in front of you for the second time: then there is the threat of a hefty fine and the owner can even lose his tourist rental license if there are several violations.
That's trouble you really should avoid!

It's the weekend in Ibiza and you've broken a crown or have a bad toothache?

In the Balearic Islands, the Official Dental Association of the Balearic Islands (CODB) has organized an emergency service.
This means that you as a patient can receive dental services in urgent cases at the weekend and on public holidays.
On Mallorca, Menorca and Ibiza, you can call the emergency service on Saturdays, Sundays and public holidays from 9am to 9pm on +34 971 722 255.
You will then be given a contact person on duty for the respective island who will arrange an appointment with you.

The Can Misses Hospital also accepts private patients.

The Can Misses Hospital not only has a modern ambulance, but also has its own helicopter, which is very busy.

Do not forget:

If you are from an EU member state, you will need the European Health Insurance Card (EIHC) for treatment in a state hospital.
Then you do not have to pay in advance.

The Policía Local (= local police) is the executive unit that is responsible in particular for monitoring public spaces and traffic on roads in built-up areas.
In this respect, each municipality has its own unit, which reports to the Ajuntamento (= town hall).
During tourist periods, German-speaking police officers are often deployed to provide linguistic support.

The Guardia Civil (= Civil Guard) is responsible, among other tasks, for general road traffic, including accidents outside built-up areas and vehicle checks.
It performs essential security and criminal police tasks, carries out identity checks and combats drug-related crime.
It is also responsible for coastal protection.

Vacation - sun - fun and driving.

Sounds good, but when you're driving, you have to realize that certain rules must be observed, especially when you're on vacation.
Even if it's nice and relaxed in the south.

Did you know, for example, that drivers are not allowed to wear open sandals (i.e. without a firm grip, such as flip-flops) when driving a vehicle or riding a moped?

In addition, there are stricter catalogs of fines on the Balearic Islands.

So keep your eyes open in traffic.

So that you can tell whether you have just got into a (legal) cab or perhaps even a so-called illegal cab ("pirate cab"), blue license plates with white lettering have been available since 2018/2019.
However, these are only located at the rear; the front license plates are still white with black lettering.

These vehicles have an official VTC license with driver and ID (Vehículo de transporte con conductor).

Please only get into these cabs and do not let yourself be driven by the "pirate cabs", which can be found at the airport or in the early evening at the beach clubs and offer cab rides.

Not only can they be ripped off, they also jeopardize the safety and quality of passenger transport.
